Our system of arrears’ control is extremely effective because it is done daily and is the highest priority of our Property Manager.  Our software identifies the resident as soon as they are at 0 days: no longer in advance and not yet in arrears.

For rooming accommodation leases our process is:

3 days in Arrears            7 days in Arrears        2 days to vacate, Then          

= Breach Notice             = Notice to Leave      = Tribunal Application

We encourage tenants to inform us of their situation and why they are unable to pay rent.  Tenants are informed in writing of our arrears’ system, during the lease sign up, so they are fully aware of how we work before they move in.
